120 Stockton Street – Isolatek International Applied Fireproofing

San Francisco’s Union Square, 120 Stockton redevelopment will feature flagship retail, art galleries, artisanal food, premium dining venues, and creative offices. The new development includes 250,000 sf of mixed-use space across eight levels and 180,000 sf dedicated to retail. Office space will be on the upper floors of 100-120 Stockton Street. Macy’s sold the property in 2016 to Morgan Stanley and Blatteis & Schnur, who is responsible for the current eight-story adaptive reuse. Construction is already well underway. Floors one through five and a portion of six are for retail use, and the rooftop will remain open for hospitality. Raymond Interior Systems North was selected to apply the CAFCO 300 HS / ISOLATEK Type 300 HS gypsum-based, Wet Mix Spray-Applied Fire Resistive Material to the steel.

CAFCO 300 HS / ISOLATEK Type 300 HS offers architects the option of specifying a Commercial Density product to meet the current IBC® SFRM minimum bond strength requirement of 430 psf for building heights ranging from 75′ to 420′. CAFCO 300 HS / ISOLATEK Type 300 HS was explicitly designed to provide high bond strength along with exceptional, cost-effective thermal performance. CAFCO 300 HS / ISOLATEK Type 300 HS also acts as a thermal insulator effectively reducing heat loss when applied to the underside of a roof deck. The added R-value can contribute to a reduction in roof insulation. ISOLATEK’s products provide up to 4-hour fire resistance ratings, and meets or exceeds all major fire protection specifications for Commercial structures, including ANSI/ UL 263, ASTM E119, CAN/ULC-S101. Offering the highest bond strength in the commercial density category, with cost-effective fire resistance performance and LEED building credits for recycled content.

120 Stockton’s old structure will be replaced with a new design that has a transparent façade and white framed floor-to-ceiling windows, massing that is carved along the third level, a cantilever rising to the fourth floor at the corner, all of which makes the building a central focal point overlooking the intersection. The building renovation requires significant modifications to the current building’s gravity and lateral system. Accommodating the new structure requires removal of the concrete shear wall lateral system, and a construction of a new central core shear wall and BRB frames.
